Ring / Video Doorbell / Private CCTV

Having a Ring or video doorbell (private CCTV) that records sound and images in shared areas of apartment blocks is currently a legal grey area. This is particularly so in many developments where the lease pre-dates the technology associated with Ring doorbells and similar systems.

Can I fit a Ring or video doorbell outside my door in Charter Quay? Changes cannot be made to the shared areas without written permission from the landlord. To apply for permission, leaseholders should contact the estate manager for information about how to do this. Rental tenants must ask the apartment owner / leaseholder to apply for permission on their behalf.

The landlord will not unreasonably refuse permission to fit a Ring or video doorbell provided the following conditions are met:

  • No holes are drilled or nails hammered into the containing walls or doors of the apartment.

  • All relevant ICO guidance and limitations relating to recording private, public and shared areas are adhered to.

  • Agreement is obtained from neighbours whose doors will be under constant surveillance. This is particularly important if the camera can see inside a neighbour’s apartment when their door is open. If the lift is also under constant surveillance you should seek agreement from all residents living on your floor.

The arguable right to record data in shared areas does not overwrite the arguable objection by a neighbour being recorded.
